Between the mandate and the accepted offer, the borrower and the co-borrower have to decide: the loan term, the insurance, which of two offers to take. Each answers on their own, by email, by text or over the phone.
You chase, you compare, and the day the bank asks a question you go looking for the conversation where one of them said yes. Simulations pile up, offers come in on different terms, and each of them thinks the other has replied.

Folder templates
Every financing file, ready in advance
The “Financing file” template prepares the mandate approval, the borrower’s documents, the presentation of the offers and the choice of loan, with their due dates.

The mandate, the documents and each borrower's decisions
Each borrower enters through their own link, with no account, and can write to you when their situation changes. You and your file-packaging team share the folder, opened from the “Financing” template. Sensitive documents, such as tax assessments (avis d’imposition) or the loan offer, are published as confidential: the team and the borrowers you name can read them; a participant such as the bank or the notary's office cannot see them unless you name them.
The “Financing” template prepares four steps:

Brokerage mandate
Submitted for sign-off before you present the file to the banks, with the date and the borrower's name.

Borrower documents
A document request with one line per document (identity documents, payslips, tax assessments, bank statements, preliminary sale agreement (compromis)), each accepted or refused with the reason. The standard list is set out in the article mortgage file documents: the checklist.

Presenting the offers
A message setting out, for each offer, the rate, the arrangement fees, the insurance and the total cost of the loan.

Choosing the term
A choice between twenty years with a higher monthly payment and twenty-five years with a lower one. You see each borrower's answer.
The rest you add to the folder yourself:
- Borrower insurance: you submit the choice for sign-off, accepted by each borrower with the date and their name.
- Comparing the offers: a choice with one option per bank, with the rate and fees in the text of each option.
- Checklist before the file goes to the banks: advice form, health questionnaire, bank details (RIB), as a document request.
A file that moves forward without you chasing
Reminders go out two days before the due date, on the day, the day after, then seven days later, and stop as soon as the request is completed (how loan-file reminders work). Milestones are not in the template: you add them (mandate signed, approval in principle, offer issued) and everyone sees where the file stands.
Once the financing is agreed, you close the folder: the offer chosen, each borrower's decisions and their dates remain available to you and to them for as long as your workspace exists.

Your workspace moves to the Free plan, with no time limit: 2 active folders at a time and 2 members. The trial asks for no credit card. Beyond 2 active folders, new folders wait until one is closed, or until you choose Premium.
One Premium subscription per workspace: €9 excl. VAT a month, or €84 excl. VAT a year (€7 excl. VAT a month), for up to 20 members and 50 active folders. Your clients never pay.
Your ongoing folders carry on, and your clients keep access to closed folders for life, as long as your workspace exists. If you delete the workspace, everyone is notified by email 30 days beforehand and can download the export of their folders.
It is a simple approval, dated and in the name of the person who gave it, with no value as a qualified electronic signature. It keeps a record of what was accepted and when; if your document requires a qualified signature, you need another tool.
They have nothing to install or remember: they open their link and first see what you expect from them, on a phone or a computer.
