The contract always waits on the same document
A sale rarely stalls on the negotiation. It stalls on the report that is missing, the title deed still sitting with the notary (notaire), the building's rules the seller cannot find. You find out while re-reading your emails the night before the appointment, and spend the evening reconstructing what is missing before you can draft the contract.
The seller has no idea where things stand. You sent the list once, at the start of the mandate, in a message they read between two doors. Since then each document has arrived separately, through a different channel, and the list exists nowhere.
Reports first, contract documents next
Here the list is the object of the request. The catalogue's "Seller's documents" template already carries the starting lines: title deed, technical reports (the DPE energy certificate, asbestos, lead, electrical), the latest property tax bill and, for a flat in a shared building, the minutes of the last three general meetings. It gives the seller fourteen days.
The seller opens a link, sees what is left and files from their phone. An out-of-date report is refused with the reason, on that line only, so they know what to redo without starting the whole batch again. You can also split the requests, reports before the listing goes live and building documents afterwards, so each list stays short.
What changes at signing
When the last document is accepted, the request closes itself: if it is closed, the documents are there. You no longer have to check before drafting the preliminary sales agreement (compromis), and the draft itself goes out for sign-off, with five days to answer.

For real, on the Garnier case
The example case follows the sale of a four-room flat (T4) in Lyon. A first request gathers the reports: the energy certificate, the electrical report, the floor-area measurement and the asbestos report, refused the first time because the document dated from 2009, then filed again and accepted. A second gathers the building documents. A third, further on, prepares the final deed. Open it without creating an account.
